LOCAL NOTES

Installing solar in Downtown Kelowna

Downtown Kelowna packs a lot of different roofs into a few blocks: condo towers along the waterfront, low-rise commercial buildings on Bernard Avenue and Ellis Street, and older houses on the streets running north toward Knox Mountain. Each needs a different conversation before anyone talks about panels. A strata building needs a council vote and an engineer’s letter on the roof membrane; a detached home needs a look at the panel box and the trees.

Central Kelowna ran on the City’s own electric utility until FortisBC bought it in 2013, so some older downtown services still have equipment from that era. We check the meter base and service size on the first visit. Every downtown address is now on FortisBC, so the system is set up for net metering with a kWh bank.

Call 250-250-2525 with a rough idea of your monthly bill. For most Downtown Kelowna homes that is enough to tell whether a visit is worth your time.

UTILITY

Your utility in Downtown Kelowna: FortisBC

Downtown Kelowna is in FortisBC’s service area, like the rest of the City of Kelowna. That means no BC Hydro rebate, but you keep FortisBC net metering: surplus is banked as kWh and used later in the year, with any leftover settled once a year. Check the name at the top of your bill to be sure.

INSTALL NOTES

Downtown Kelowna: what shapes the job

In Downtown Kelowna the roofs we see most are detached houses with suites, townhome rows and flat commercial or strata roofs. Each takes a slightly different route through approvals, so the first visit sorts out who has to sign off before anything is ordered.

  1. N1

Flat and low-slope roofs usually get ballasted or tilted racking, so the membrane isn’t pierced more than it has to be.

  2. N2

Strata and commercial owners: we prepare the drawings and load letter your council or landlord will ask for.

  3. N3

Tight lanes and street parking mean install days are booked around a lift or crane window, not just the weather.

PRICE

City lots usually mean simple access and lower labour. Strata drawings and engineering letters, where needed, are listed separately in the quote.

Installed price ranges, not quotes, as of October 2026. Each size assumes a home using about as much as the system makes (1,200 kWh per kW a year). FortisBC value at about 15.5¢/kWh; BC Hydro shown for comparison (rebate, 40% self-use, 10¢ exports). Paybacks use the mid price and a 3% yearly rate rise.
