LOCAL NOTES

Installing solar in Magic Estates

Magic Estates sits on the forested slopes of Knox Mountain in north Kelowna, with large homes looking out over the lake and the city. Lots are generous and rooflines are complex, with hips, dormers and decks. The views face west and south-west, which happens to be a good direction for afternoon solar.

West-facing arrays produce later in the day, which suits homes that run air conditioning into the evening. Under FortisBC net metering the timing doesn’t change the credit, but more of your power is used as it is made. We also look at how the array will look from below, because many of these roofs are visible from the street and from the lake.

Call 250-250-2525 with a rough idea of your monthly bill. For most Magic Estates homes that is enough to tell whether a visit is worth your time.

UTILITY

Your utility in Magic Estates: FortisBC

Magic Estates is in FortisBC’s service area, like the rest of the City of Kelowna. That means no BC Hydro rebate, but you keep FortisBC net metering: surplus is banked as kWh and used later in the year, with any leftover settled once a year. Check the name at the top of your bill to be sure.

INSTALL NOTES

Magic Estates: what shapes the job

Homes in Magic Estates tend to be larger, newer and on sloping lots. Tile roofs, design committees, steep driveways and trees are the four things that shape a hillside installation, and we deal with all four before quoting a firm price.

  1. N1

Visible roofs: all-black modules in clean rectangles, with the conduit run hidden inside where possible.

  2. N2

Steep, rocky lots: equipment is lifted from the street and the yard protected.

  3. N3

Larger homes: a 10–14 kW system is common here, well within FortisBC’s 50 kW cap.

PRICE

Installation prices for Magic Estates homes

Tile roofs and steep access sit at the upper end of the price range. Larger homes also spread the fixed costs over more panels, which brings the price per watt down.

Installed price ranges, not quotes, as of October 2026. Each size assumes a home using about as much as the system makes (1,200 kWh per kW a year). FortisBC value at about 15.5¢/kWh; BC Hydro shown for comparison (rebate, 40% self-use, 10¢ exports). Paybacks use the mid price and a 3% yearly rate rise.
